    The fall 2008 Department of Urban and Regional planning practicum consits a neighborhood study of McCully-​Mō-​„ili„ili (MM) neighborhood. This document provides examples of potential benefit packages that the MM community can apply towards potential developments in the neighborhood while using the framework set forth by the Transit Oriented Community Based Development (TOCBD) phase I report. The TOCBD phase I final report submitted on May 31, 2008 had recommendations for Community organization, community capacity building, community outreach and organizing and infrastructure support for the phase II works. The report is based on the literature reviews, participation in the Neighborhood Board meetings, participation in the Discover Mō-„ili„ili day community responses and interview with some of the experts. This document is a planning study of the MM neighborhood that captures the ideas from existing literatures and incorporates the visions of the local community regarding the following topics: Demography, transit oriented development, land use and zoning, historic preservation, affordable housing, pedestrian safety, aging in place, university town, and collaboration among sectors.
